If you have already purchased your property, you need to decide whether you’d like the property managed or to manage the property yourself. Obviously, we recognise that a seasoned landlord with their own team of contractors and a large property portfolio may wish to manage these properties themselves as it is effectively their profession.

TENANT FIND SERVICE: £450 (including VAT)

For this service we will:

  • Conduct a full expert appraisal based on extensive local knowledge and comparable properties
  • Agree the market rent and find a suitable tenant in line with your guidelines
  • Provide guidance on compliance with statutory provisions, letting consents and refurbishment
  • Provide professionally edited photographs of property
  • Extensive 24/7 marketing of property through the top property portals in the UK including: Rightmove, Zoopla, Coleman Estates website, Prime Location, social media, local press, prominent high street window and distinctive ‘To Let’ board
  • Contact our in-house applicant list of prospective tenants
  • Carry out accompanied viewings with next day feedback plus send Rightmove and Zoopla reports (where appropriate)
  • Interview prospective applicants to ensure full track record with references
  • Full photographic PDF inventory on specialist software including meter readings and external features
  • Preparation and signing of Tenancy Agreement with addition of any required addendums
  • Rent Guarantor Declarations obtained where required
  • Collection of first month’s rent and deposit
  • Transfer of relevant funds with full statement of credited and debited funds and invoices
  • Set up Standing Order for future rent payments
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant) for overseas landlords
  • Notification to the local council of new tenant
  • Provide Tenant Welcome Pack on key handover

 

RENT COLLECTION SERVICE: £420 including VAT
plus 6.26% of the monthly rent* (* 6% + VAT)

Tenant find service plus the following:

  • Collect and remit monthly rent
  • Deduction of commission and other charges
  • Full debit and credit statements in PDF format via email
  • Annual Tax Statements
  • Pursue non-payment of rent
  • Arrears and eviction procedures including legal paperwork (where appropriate)
  • Applications to safeguard or obtain direct payments from housing benefit where required

 

FULLY INCLUSIVE MANAGED SERVICE:
£420 including VAT, 8.28% – 10.3% of the monthly rent dependent on value and size of portfolio* (*8% + VAT – 10% + VAT)

Includes Tenant find service at a reduced rate of £420 inc VAT, rent collection service plus the following:

  • Bespoke repair/maintenance plans for arrangement of routine repairs
  • Qualified and reliable bank of contractors with out of hours emergency numbers
  • Liaison with any existing warranties or maintenance plans including British Gas, Shropshire Gas etc
  • Periodic photographic inspections in PDF format sent via email (two per annum)
  • Dealing with breach of contract and unsatisfactory inspections as required
  • Legal paperwork and possession notices served (where appropriate)
  • Maintain diary records of legal responsibilities including Gas Safety Certificates and act according to specific landlord instructions
  • Accelerated Possession and other Court applications where required
  • Dilapidation report from PDF final inventory and deposit negotiation
  • Arbitration with DPS deposit claims if necessary
  • Hold keys throughout the tenancy term

Additional services:

Deposit Registration Fee:             £54 (inc VAT)

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional property visits:              £30 (inc VAT)

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Renewal Fee (landlords share)     £120 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

 

  • Court Attendance: £180 (inc VAT)
  • Gas Safety Certificate:   £96 (inc VAT)
  • Energy Performance Certificate:  £96 (inc VAT)
  • Legionella Risk Assessment:  £60 (inc VAT)
  • Replacement of Lost Tenancy Agreement: £60 (inc VAT)
  • Interim Photographic Inspection*  £60 (inc VAT)
  • Final Inspection & PDF Schedule of Condition* £180 (inc VAT)

*Tenant Find, Rent Collection & Vacant Properties Only

PAT Testing, Electrical Certificates, Smoke Alarms and CO Detectors quoted on an individual basis dependent on the number of appliances, level of certification or amount required
