Looking to fill your vacant property? Our Tenant Find Only Package is the perfect way to make sure you get the best tenant for you. Once the property is filled, we can either hand everything back over to you to manage, or for a headache free tenancy, we can sign you up to our Fully Managed Plus Package and handle everything for you; from paperwork to repairs, we will sort it and keep you informed while we go. If you already have a tenant, but would like us to manage the property, we offer a free switching service when you sign up to our Fully Managed Plus Package.

Online pre-tenancy portal for e-signing of offer letters and Tenancy Agreements

Interview prospective tenants and provide Offer Form to assess suitability before completing comprehensive credit checks and referencing to comply with all relevant legislation including Anti-Money Laundering and Right to Rent as well as confirming affordability and identity

Collect and remit initial months’ rent received with corresponding payment

Collect and remit deposit (where appropriate)

Arrange collection of future rent payments via Standing Order

Deduct pre-tenancy invoices

Full photographic PDF inventory on specialist software including meter readings and external features included for Managed tenancies

Preparation and signing of Tenancy Agreement with addition of any required addendums

Provide tenant with Welcome Pack on day of moving in

Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Dedicated 24/7 repairs line for out of hours emergencies (call-out charges and repair costs incurred separately)

Dealing with breach of contract and unsatisfactory inspections (where necessary)

Maintain diary records of legal responsibilities including Gas Safety Certificates and act according to specific landlord instructions

Dilapidation report from PDF final inventory and deposit negotiation

Arbitration with DPS deposit claims (where necessary)

Hold keys throughout the tenancy term
