What is a free mortgage review?

As a family-run business, we are dedicated to delivering exceptional customer service wherever possible, which means constantly searching for new ways to better help homeowners make the most of their property. With the arrival of our newest team member Daryl, exciting things are underway and we’re delighted to announce that we can now offer professional mortgage reviews.

This brand new service will allow us to support buyers and homeowners more than ever before, guiding you through the financial side of things to make sure you’re getting the best deal. To celebrate this exciting direction our services have taken, we’re offering all our existing customers a free mortgage review with Daryl between January and March 2022.

To help give you a better understanding of what this service involves, we had a little Q&A session with Daryl. Keep reading to find out more about the process and how she can help you, and if you have any other questions you would like answering, then feel free to give us a call!

What can I expect from the free mortgage review?

Each review is handled personally by myself at every stage of the purchasing process, from our initial phone call until you get your keys. This means I’ll be there throughout your valuation, mortgage application and solicitors processes, as well as giving you insights into price banding for your next purchase, deposit needs and rough monthly payments.

There’s no time limit on the support you receive, so you’ll receive ongoing guidance regardless of whether you take out a new mortgage this month or next year. This avoids putting pressure on finding the perfect property, so you can take your time and wait for the right one to come along. Depending on your circumstances, I’ll then give you an idea of the current products available to you.


How long is a free mortgage review meeting?

The initial review will take less than an hour, talking through who we are, what services we offer and any regulatory musts. During the meeting, I’ll carry out a “fact find” to collect key information about you and get a general picture of who you are and what plans you have.

You’ll also get the chance to ask any questions, but don’t worry if you think of something after the meeting is over—I’ll provide you with my direct contact details for anything you forget to ask!



Once I book, do I need to prepare anything before our meeting?

It would be good to have your income and expenditure details on hand, but you don’t really need to prepare anything just yet. This will come after our initial meeting when you’ll receive a summary email along with a document checklist that details everything you need to send over.

The initial meeting is more about getting to know each other, after which gathering the details will be your homework!



How will the meeting be carried out? Is it by video, phone call or in-person?

This is all down to client preference, but ideally by video call or in-person for ID purposes. A video call can be carried out anywhere, or if you prefer to meet in person, then I can arrange to meet you at the office or your home.



What checks will you carry out during the mortgage review?

We’ll do the meeting via video call or in person, during which you’ll need to provide a photo ID, and I’ll need to confirm your immigration status if applicable. I’ll also carry out a soft search credit check, and you’ll be provided with a link to review your credit report the same way lenders would. This will give you a clear understanding of how your finances look to lenders.



Who would benefit from a free mortgage review?

Anyone, but especially those who are currently viewing houses, wondering whether to move or stay and extend their current property, and those coming to the end of their fixed-rate mortgage. It’s also ideal for anyone looking to buy to let.

Basically, if your property situation is going to change in the near future, then a mortgage review can help you plan ahead and make better financial decisions.



Who is eligible for the free mortgage review? If I’m not a current customer, can I still have one?

Yes, absolutely! Anyone can book a free mortgage review with us, not just existing customers. I’ll work with you to build up a document detailing your preferences and budget, and then we can use this to match you up with Coleman Estates properties that fit your needs.



How long will it take to hear back about the mortgage review?

You’ll receive a summary email straight after the call, which will also outline your next steps. Then going forward, you’ll receive a 24-hour response to any tasks we carry out. Whenever you send over any requested documents, you’ll also get a message to say they have been securely received.

Some more complex cases might need a little more time for a response, but we’ll always let you know if that’s the case. This service is designed to simplify the financial side of property purchases, so we’ll keep you updated and make sure you know exactly where we’re at with your mortgage review.

This service is completely free of charge until March 2022 and there are no obligations, meaning you can stop at any time and it won’t cost you a penny.
