The Coleman Estates team are very happy to announce that we have opened the doors to our second home in Church Street, Wellington! Normal business and working hours resumed as of Thursday 14th May, including valuations and viewings for both sales and lettings. We appreciate there will be some concerns regarding the industry’s return to work, but our team are adhering to the strict protocol outlined by the government to ensure people’s safety and wellbeing both at our office and on appointments. Please be rest assured that the safety of our team and customers has and always will remain our top priority.

We look forward to helping our clients who have needed to move and had their transactions put on hold, and those of you who have been unable to leave their rented property for something more suitable. The team have been working hard to get practices and procedures in place so that viewing and valuations on both sales and lettings can commence with immediate effect. We have listed the measures you can expect below and will ensure these are clearly discussed when appointments are made.

We ask that everyone involved take note of these processes and follow them clearly to minimise the spread of the virus.

 

Valuations

– We will be checking with all homeowners if any members of the property are showing COVID-19 systems or have been self-isolating before the appointment is booked.

– We will request homeowners open all internal doors prior to the valuation appointment.

– Our valuer will wear a mask if requested by the homeowner.

– Our valuer will ensure to sanitise their hands before and after the appointment.

– If the homeowner wishes to remain in the property during the valuation we will ask they remain at a 2-metre distance.

– After the valuation takes place, we can arrange for a discussion to take place in the garden (weather dependant) or in a lounge provided seating is more than 2 metres apart.

– Video valuations are available, however our preference would be a physical valuation to ensure accuracy.

 

Viewings

– We will be asking whether any party is showing COVID-19 symptoms or has been self-isolating before going ahead with viewings.

– We will only allow physical viewings to be conducted if buyers/tenants are in a proceedable position and are seriously considering making an offer to buy or let a property.

– Our staff will wear masks and gloves while attending the viewing, if requested by the customer.

– There will be restrictions on the number of people who attend viewings so that social distancing can be practised, and only those in your immediate household should attend with you.

– We will request that the current occupants open all the internal doors prior to viewings, and allow access to handwashing facilities.

– The current occupants (homeowner/tenant) will be encouraged to vacate the property whilst viewings are taking place in order to minimise your contact with those not in your household.

– We will ask that you remain a minimum of a 2-metre distance.

– Where viewings are unaccompanied, we will make sure viewers and current occupants understand how they should conduct themselves.

– Once the viewing has taken place, we would ask the current occupants to ensure surfaces, such as door handles, are cleaned with standard household cleaning products and towels disposed of safely or washed as appropriate.

 

Office

– Visitors to the office will be by appointment only and limited to 2 people attending at a time.

– The 2-metre rule will apply to staff in the office and for those who attend.

– You will be asked to use hand sanitiser when attending.

– The office will be cleaned after each appointment and staff will sanitise their hands.

– For completions on properties and rental moves, we will ensure that any keys are appropriately cleaned before handover.
